 Image credit: Gensler 6900 Layton Underway at Belleview Station Sustainability is a focus at 6900 Layton, a new 15-story mixed-use office property going into the ground at Belleview Station along the RTD’s southeastern light rail E, F, and R lines. Being developed by Prime West and Partners Group, this 360,000-SF, Class AA office building broke ground in October 2018 and is expected to be ready to receive its first tenants in 2020. General Contractor, The Weitz Group is working in conjunction with architectural leader, Gensler, to advance the project, which has been planned as the epicenter of a larger master- planned sustainability-focused, mixed-use development. Leveraging the site’s immediate proximity to the Belleview light rail station, the building will target a LEED V4 Gold Certification as this important node between downtown and suburbia grows. Design features include a hospitality-conscious lobby experience with high-end finishes and generous volumes of lounge and patio amenities on level six. A high-performance building envelope, use of LED lighting, and an ultra-efficient mechanical system are expected to combine to reduce annual energy consumption by 17% from typical. Five percent of the building’s power will be drawn from onsite photovoltaics and the remainder will be purchased through green power sources or with carbon offsets. Floor-to-ceiling glazing, high-efficiency fixtures, low emissions building materials, and onsite bike storage and repair stations all enhance the building’s profile as a model of thoughtful environmentally- friendly design.  Image credit: Gensler Block 162 Is Coming Up Downtown A30-story addition to Denver’s downtown skyline is coming out of the ground at 15th and California under the direction of development team Patrinely Group and USAA Real Estate. Designed by Gensler, with Swinerton Builders leading construction management, this 595,000-SF glass tower proposes state-of-the-art office space able to be easily adapted to changing tenant configurations. Currently known as Block 162, the Class A building’s floor plates feature column-free clear spans, ceiling heights between 10- and 13- feet, with panoramic views of the city and mountains framed in endless glazing. Hospitably accessorized, Block 160 will feature an 11th-floor amenity deck promoting an indoor/outdoor connection through several terrace lounges and operable windows with openings as large as 40-feet. The Sky Terrace will be a 14,600-SF outdoor lounge and manicured roof garden perched above the street. The centrally located fitness center, conference facilities, and barista bar are also adorned by a firelit lounge. In pursuit of the owners’ expectation of a sustainable asset, the design incorporates high-efficiency unitized glazing and exterior fins to minimize energy use, while maximizing daylight through transparency on all sides. The building is expected to achieve LEED Gold Certification.
