 Image credit: OZ Architecture & Wenk Associates LOT Twenty-Eight, an Urban Oasis A45,000-SF building originally constructed as a warehouse is being transformed at the corner of 28th and Blake in Denver’s RiNo District for reuse as a mixed-use destination. Developed by owner, FORMATIV, with OZ Architecture leading design services, the recomposed space will offer a combination of creative office, retail, and food and beverage concepts surrounded by a large urban exterior oasis. Inside the treatment aspires for a minimalist revision based on modernizing to the requirements of today’s building codes and maintaining the accumulated character of the building’s former uses. OZ Architecture collaborated extensively with landscape architecture firm Wenk Associates to design Lot Twenty-Eight’s 20,000-SF exterior patio and gathering areas. Envisioned as an urban community activator, the building is surrounded by a combination of interactive and industrial art, gathering and play to co-mingle building users, visitors, and locals. Events like bike-in movie nights and yoga classes will foster civic engagement and further animate the public green space. Brinkman Construction is leading the delivery of the project which is expected to receive the first tenants and public in 2019.  Image credit: Studio Architecture Canyon Office Building Strives for LEED Gold Taking advantage of an exceptional location in downtown Boulder, owner W.W. Reynolds Companies is currently in progress on plans to build a 24,500-SF Class, core and shell office building at 1650 Canyon Boulevard. Designed by Studio Architecture, the new three-story in-fill office building will reflect a contemporary aesthetic and leverage the building’s relative height to enjoy exceptional views of Boulder and the Flatirons beyond. A large terrace will surround third-floor offices on all four sides and is joined by protected outdoor seating on level one in providing tenants with abundant access to Colorado’s generally accommodating climate. Sustainability was a focus of design decision making as the building plans to achieve a LEED Gold certification. Among the energy-saving features, the building will incorporate a VRF mechanical system, operable windows, 100 percent LED lighting, and sunshades on the south façade. Located in a very walkable area, with great access to public- and alternative- transportation, the development includes 38 surface parking spaces in an on- site lot. High quality exterior materials used include brick, metal panels, and storefront glazing. Construction is planned to start in mid-2019 with Wyatt Construction taking responsibility for project delivery.
