 260 North Steps Up and Out in Cherry Creek North Image credit: Open Studio Construction is in full swing on 260 North, as General Contractor / Construction Manager G.E. Johnson Construction delivers an elegantly designed mixed- use property. Combining 55,000-SF of office space on four levels, 11,000- SF of ground-floor retail, and three levels of below-grade parking, the building is prominently placed at the intersection of 3rd and Josephine in Denver’s Cherry Creek North neighborhood. The project site crosses a District zoning boundary, which restricts buildings heights along retail frontages to preserve views and allow daylight into the streetscape. Consequently, the building was required to step down in height as it reaches 3rd Avenue to meet the differing zoning restrictions. The ownership team at Elevations Development Group partnered with Open Studio to lead architectural design services. Due to the step up, office floor plates range from 16,000-SF on the 2nd floor to just 5,000-SF on level six, giving the owner tremendous ability to offer prospective tenants of a variety of sizes a coveted full-floor lease. Between the highly desirable location, the smooth clean design and the range of floorplates a significant portion of the building has been significantly pre-leased, with at least four full- floor tenants already lined up.
